The revised area guidelines for mainstream schools will be available in February 2014. These guidelines supersede Building Bulletin 98 and 99 (BB98 and BB99).
The guidelines set out simple, realistic, non-statutory area guidelines for mainstream school buildings and grounds for all age ranges from 4 to 19.
The guidance is aimed at school providers, local authorities (LAs), dioceses and building professionals. It will also assist school staff and governors involved in school building projects.
Simple graphs and formulae can be used to check that the number, size and type of rooms in both new designs and existing buildings are at least that recommended for the 5 categories of usable space.
The revised formulae continue to address the needs of pupils with special educational needs (SEN) and disabilities, the school workforce and for community use of the school building out of school hours. They do not affect the net capacity assessment method.
The recommendations are based on typical curriculum delivery and staffing. The minimum overall gross area recommended has been revised, rigorously tested and used in the baseline designs. It is currently used to calculate funding for new or replacement school projects.
Some schools may have further supplementary area which is over and above that recommended. This may be for separately funded non-school or support functions such as nurseries or specially resourced SEN provision.
